Well, I have been looking in the market for a house now for about 6 months. I was looking at older homes, but I found what I want. But it will not be ready till Jan or Feb. This will be my first house and I am so happy. I am already looking at buying new living, dining and bedroom furniture. Gotta have new furniture with a new house. I also gotta get as much stuff done to the vibe before I start paying that mortgage, b/c it all ends after that.Edit- I still have to go back to pick out all the colors for carpet, flooring, and all that other good stuff. Like a little kid in a candy shop.

Congratulations! You better post lots of pics when you move in. Did you find one in Suffolk? or VA Beach?

I have some pics now. But they are of the model. It is in Suffolk, but not deep into Suffolk. It is right off 664 near Chesapeake square mall, if you know where that is.

Oh, I wont have much. But I will find some way to get a little extra money on the side for some mods here and there. Side jobs and bowling give me that little extra money.

Congrats, If you would like for me to look over the details of your deal, I work for a Mortgage company. HOw many option days due you have? Here are the things to consider - what type of loan is it (fixed or ARM)? Interest rate, what point are they asking you to pay, is there a PPP(pre-payment penalty) if so for how long? I highly and strongly recommend you escrow Taxes and Insurance(unless it is an FHA loan which you are required to) Also is the builder giving you any concessions(right now it is a buyers market EVERYWHERE in the US, and buyers weild a lot of power.I am not trying to get my company your loan business, I just want to make sure that who ever is offering you a loan, that you do not get screwed.My company has purchased THOUSANDS of loans from New Century and American Home Mortage, and you would not beleive how many the people should never had signed the loan due to the details. Very shady practices.

Its still Suffolk K-Nine, just closer to the city life, if you want to call it that.As far as the loan that I am getting 98X. I have a friend in the mortgage business that is giving all the inside info. But it is a 30 year fixed, 100% financing, no mortgage insurance, at 6.8. Mortgage includes principle, interest, and taxes. They were giving me $2500 towards closing, but I talked them into $5000. Plus I am getting a free upgrade to all stainless steal appliances. So closing cost is gonna cost me at the most $600.Here are some pics of the model home. It is just the kitchan and living room. And where that big ampty space is in the entertainment cabinet. There is a plasma/lcd going there, just have to gfigure out what size. Edit- It is a 3 story 3 bedroom 2 1/2 1635 sq ft

By 100% I'm assuming you mean 80/20 to avoid the PMI...congrats on the house, but be sure that you are extremely comfortable with making these payments. Should something arise, you won't have any equity should you need to cash it out (not advising that, just saying). But it's new so the first year or so comes with builder guarantees, but you have to stay on top of them to get stuff fixed. My house was built in 1975, so there are certain risks that may arise, requiring mo money mo money mo money.

The builder is doing a HW-10. So I am guessing that is a 10 year warranty.

Congrats on the pad Mike. the warrenty usually beaks down like this.. first two years they will fix the "nail pops" and surface crud... after two years have passed the rest of the warrenty stricly applys to the structure.. i.e. foundation cracks and walls falling and the what not..

my house that i just bought is 1,588 with the garage being part of the basement.. that sf isn't including the basement or garage because it's not considered "finished"

Went back today and picked out all the colors for carpet, florring, and others. Had to tell them where I wanted the wires for the speakers to the home theater, and all the cable and phone locations. Just have to wait now. Once they get the drywall up, I have to go back for a walk through and them one more final walk through after that. Once I do the final walk through, I will close on the house.

Just giving a little update.I was supposed to move in somewhere around the begining of Feb. But now, I have gotten a move in date set. It is Dec 20th, month and a half ahead of schedule. It is cool that it is sonner, just sucks that it is the weekend before Christmas when I have to move everything in.

^^^^^^^^^^Very funny Kev.It is exactly 31 days after surgery that we move. I only have to use crutches for a couple days and then just be careful of what I do for a few weeks. So I should be good by the time we move in.

Went to the house over the weekend. It is nice to see everything coming together. They got the drywall up. So now, it is just waiting on the paint, all the flooring and all the other cosmetic stuff. I cant wait till we finally move in.

To give an update.Went to close on the house today and was told that it has been pushed till next wedanesday due to the city not having all their documents together. I was a little upset when I heard that due to the fact that we have everything packed and deliveries coming tomorrow. Well I was able to get them into giving me the keys, b/c it is nothing on my end and just waiting for the documents. I am able to still move everthing in and live there, just dont fully own the house till the 26th. Which it is good b/c I get more back at closing and have to pay less in the interest and taxes.
